The Estancia residence remodel was a two phase project which involved the expanding of a rooftop terrace space to allow for users to occupy the space with a new and expanded live load and dead load. The project required demising an existing pony wall that prevented using the space, expanding the existing square footage by making the TJI structure more robust, installing a code compliant hand rail, installing new roof drains, and adding additional ambient lighting to provide some downlight.

The second phase of the project was the master bathroom remodel. The owner of the residence felt the bathroom was unpractical and offered very little in terms of amenities and storage space. The job entailed fully demising all the existing floor surface, sink surfaces, washer/dryer space, and shower wall curve. The new job included a large increase in storage space, with two sink bathroom vanities, a spacious powder area, an enclosed shower area and a coffee/refrigerator station behind.
